Great location - it's in a lovely quiet and peaceful quarter, away from the tourist crowds, but with access to water taxis on two sides. The main canal on one side - about midway between the bridge and St Mark's, and on the other side the open lagoon for access to the mainland connections (bus, train) The lagoon side also has a super open promenade with several restaurants for outdoor dining in the evening The hotel is well organized - rooms are not huge but nicely decorated in an older style. There is a charming veranda with plenty of covered seating and also a large patio with outdoor tables. Breakfast is fair, with hot and cold. The breakfast room can be crowded, and they try to mitigate this was timings, but you also have the option to take your tray out the patio. Would stay again - pleasant and comfortable - a good value 3 star tourist class hotel very well located.

I was worried by other reviews, especially about breakfast. But the hotel was in a great location, breakfast had good options and was run by some strict Italian grandmas who kept people moving. The TV had audio but no visual for some reason and the shower door handle was broken but apart from that the bed was comfortable and the room had a nice size. Would have liked a wardrobe door so I don't have to see my clothes. The location was amazing, walkable to anywhere in Venice and 30 seconds from a ferry stop. It felt close enough to the action but far enough from the tourist traps. The luggage room didn't feel very secure but it did the job. The staff, especially the maid were helpful and friendly. The hotel is around the corner from some great chichetti places. I would stay here again. My only small complaint is I wish there was a mosquito curtain for the window.

This hotel is very close to the Accademia Bridge and everything is in very close walking distance. The room was very comfortable and exceptionally clean. Check-in and check-out was easy. Staff were very helpful. Breakfast was included and it was excellent with lots of choice. It has lots of outside space available where you can sit which is unusual for Venice. There are several nice restaurants around this hotel and it is nice and quiet in the evening. I would recommend this hotel as a good place to stay in Venice. I would stay here again.

Excellent hotel with value ! Don't let the bad reviews convince you : those are spoiled people who think they are the Queen of England but don't wan't to pay for it. This hotel has great value : excellent location, comfortable rooms, great breakfast, with options, in a lovely courtyard and sweet staff, with character. They're vey hospitable, keep your luggage and welcome us in the yard after hours. We'll be back !!

I really loved the style of this hotel. Real Venetian style in the room was all I needed there. It's far away from the train station but next to this hotel there is a vaporetto station, so it's easy to come here.
