The photos on website do not do this hotel justice! The outside and courtyard area is stunning authentic and elegant, reception area is traditional with beautiful decor. Basic but retro breakfast area but the seating outside is really pretty with comfy furniture and colourful flowers. Once you are through the lift onto the corridors of each floor it's so modern, professional and clean! The corridors are black with smooth flooring, room numbers and key card tech again so modern!!! so so pleasantly surprised!!!!! The room was lovely we had a room for 3 people so had 1 single bed and 1 double bed, nice amount of room around the beds - can't complain. There was a table area for your things along with an open rail and small shelf for clothes. The bathroom - WOW, stunning. Marble top to bottom, huge. Shower was beautiful, light up mirror - couldn't complain. The location was good, south of the island. Everything appeared to be a 20minute walk over MANY bridges ahah. Lovely little cafe's and restaurants on the same strip of road and a few gondola pick up places just at the end of the strip too, less than 5min walk.

I was worried by other reviews, especially about breakfast. But the hotel was in a great location, breakfast had good options and was run by some strict Italian grandmas who kept people moving. The TV had audio but no visual for some reason and the shower door handle was broken but apart from that the bed was comfortable and the room had a nice size. Would have liked a wardrobe door so I don't have to see my clothes. The location was amazing, walkable to anywhere in Venice and 30 seconds from a ferry stop. It felt close enough to the action but far enough from the tourist traps. The luggage room didn't feel very secure but it did the job. The staff, especially the maid were helpful and friendly. The hotel is around the corner from some great chichetti places. I would stay here again. My only small complaint is I wish there was a mosquito curtain for the window.

It was very easy to communicate my needs to the hotel (I have chemical sensitivity and have to avoid cleaning chemicals and fragranced detergents and sprays), and they met my needs well. When I booked the room I didn't pay much attention to the fact that breakfast was included, but it was surely noteworthy - many choices that included fresh fruit salad, yogurt, eggs, potatoes, and carrots, croissants, meats & cheeses, muffins and cakes, a selection of cereals, and much much more, including water, juices, espresso, cappuccino, coffee and tea. It was a great way to start our two days of sightseeing. The staff was also very helpful in storing my luggage in their storage room for four extra hours the day we were leaving. We hope to return to Italy next year with our adult kids, and will happily stay at this same hotel when we visit Venice again.

Location of the hotel is very central. Main sights and the lovely squares, canals, tiny streets with cosy bars and restaurants are all in walking distance. In just 2 min walking you can find several watertaxi stations which makes easy to do a trip to a different point of Venice or to a different island eg. Murano. The hotel has its charm, especially at the entrance and the outdoor seating area. Our room was super clean. It was not big but had a huge, very comfortable bed and a fully renovated interior including the bathroom.

Excellent location for access to main attractions. The garden and outdoor veranda is also a bonus in Venice. The staff were helpful, friendly and efficient. The bedrooms have been recently renovated. The public areas have lots of Venetian character though some may think the decor is dated.
